The short version
We stand behind our work. If something we built or installed fails due to our workmanship within one (1) year, we’ll make it right—repair, replace, or reimburse reasonable repair—at our option.
What’s covered (workmanship)
Carpentry & Trim – framing, doors, casing/base, built-ins, cabinet installation
Drywall & Paint – taped joints, texture, and finish quality
Tile & Stone – layout, setting, lippage within industry standards
Showers & Wet Areas – waterproofing and shower pan when BHI installed the full system
Flooring Installation – LVP/wood/tile installed by BHI
Countertops & Backsplashes – seams, adhesion, and supports we installed
Plumbing/Electrical/HVAC connections performed by our licensed trade partners under our contract
We follow manufacturer instructions, the Michigan Residential Code, and accepted trade standards (e.g., TCNA for tile).
What’s not covered (common exclusions)
Products themselves (appliances, fixtures, faucets, fans, lighting, cabinets, hardware, flooring, countertops, etc.). These are covered by the manufacturer’s warranty.
Owner-supplied products not purchased through BHI. We warrant installation labor only.
Normal wear and tear and routine maintenance (e.g., re-caulking, grout sealing, paint touch-ups, finish scratches from use).
Seasonal movement & hairline cracks from expansion/contraction that don’t affect performance.
Moisture intrusion unrelated to our scope (foundation seepage, roof leaks, window/door leaks we didn’t install).
Abuse, neglect, improper use, or third-party alterations after completion.
Pre-existing or concealed conditions not caused by BHI.
Acts of God (storms, flooding, lightning, fire, etc.).
Start date: coverage begins at Substantial Completion (final walkthrough) or the date the space returns to service—whichever comes first.
Your responsibilities (to keep coverage valid)
Use and maintain products per manufacturer instructions.
Control humidity (important for wood doors, trim, and floors).
Re-caulk/re-seal showers, counters, and exterior penetrations as needed.
Avoid standing water on grout/stone/wood surfaces.
Report issues promptly so we can address them early.

We’ll confirm within 2 business days and schedule an assessment. For active leaks or safety concerns, mark your message URGENT.
Our remedy: at our option we may repair, replace, or reimburse reasonable costs to correct covered defects. Repairs do not extend the original one-year term.
Transferability
This warranty applies to the original purchasing homeowner and is non-transferable unless BHI approves in writing.
Relationship to your contract & manufacturers
This page summarizes our workmanship warranty. If a term in your signed contract or a manufacturer’s written warranty is more favorable to you, the more favorable term applies. Keep product manuals and receipts—many brands require registration.
Limits & legal
We are not liable for incidental or consequential damages (e.g., hotel stays, lost use, or damage to personal property) except as required by Michigan law. This warranty gives you specific legal rights; you may have other rights that vary by state.
